We met James Colburn in our neighborhood sometime back in 1998..as he also owned a home and lived in that same community. When we made our decision to sell our home in that community and buy a new home, we requested his help with the transactions. We quickly liked the way he treated us, he was extremely professional in every way and helped us negotiate with the local builder who built our house that we moved into in 2003. James was always pleasant to work with, he was always in our side, looked into our best interests as his client, very knowledgeable and always helpful. He always made us feel like we are his #1 or important client and even if we called him after business hours, it was no bother to him. James helped my family through a very challenging purchase of my latest home. It is a home originally built in 1895 in Ballard. It is on a huge lot that is zoned for multifamily use, so it was very attractive to developers. In addition, there were numerous levels of upgrades that had been done and needed to be done on this house. James helped me deal with all these issues, from battling the overpaying, cash rich developers to making sure that i was making a sound, logical decision based on the other offers and the amount of money that I would need to put into the house to make it safe and habitable. At every step of the way there seemed to be new issues, from difficulty in getting insurance due to older electrical wiring to negotiating money from the homeowners for some repairs to dealing with a slightly low mortgage lender appraiser. I was ready to lose my mind at times, but James kept me on course for a good decision. No pressure at any point to choose a certain path, he would provide all the facts from a devil’s advocate point of view! In the end it all worked out great and he has still been there with all sorts of good advice and recommendations as we have settled in. Another outstanding part of the experience was the level of responsiveness from James. I must have sent him a thousand emails and was instantly back to me with either an answer or a timeframe or plan for finding an answer. This was probably the biggest decision/purchase of my life, and it was so great to have the feeling that somebody else thought that too!

James has a lot of experience and knowledge in real estate. He was able to help us as first-time home sellers, above what is expected from an agent.
